This prestigious luxury residential project in Buntingford involved the complete design and installation of a high-performance underfloor heating system throughout an exceptional new-build home.
Working alongside R E Butler Construction, our team installed six manifolds strategically positioned across two floors to ensure precise zoning, maximum comfort, and efficient heat distribution throughout the property.
The ground floor, including the extensive pool surround area, utilised a traditional tacker pin system, with pipework securely fixed to insulation before the floor screed was applied. This method provided excellent thermal mass and consistent heat output across the large open-plan spaces and leisure areas.
On the first floor, we installed our premium 22mm routed chipboard overlay system, incorporating aluminium heat diffusion plates to deliver rapid response times and even heat transfer beneath the finished floor coverings. This approach allowed the benefits of underfloor heating to be achieved without the need for wet screed construction on the upper level.
The completed installation delivers discreet, energy-efficient comfort throughout the home, perfectly suited to modern luxury living while working seamlessly alongside the property’s heat source.

The project utilised our proven tacker pin underfloor heating system, with 20mm pipework securely clipped directly to high-performance thermal insulation. This method provides excellent pipe retention, precise pipe spacing and a robust installation capable of withstanding the rigours of commercial construction programmes.
The underfloor heating system was divided across four manifolds, allowing for effective zoning and balanced heat distribution throughout the building. Careful design and installation ensured that classrooms, teaching spaces and communal areas could benefit from consistent temperatures and improved occupant comfort, while maintaining the flexibility required within an educational setting.
Designed to operate in conjunction with a low-temperature air source heat pump, the system maximises the efficiency of the renewable heating technology. Underfloor heating is ideally suited to air source heat pumps, operating at lower flow temperatures than traditional radiator systems while delivering exceptional comfort and reduced running costs. This combination helps to lower energy consumption, reduce carbon emissions and support the school’s long-term sustainability objectives.

The installation comprised over 700m² of traditional sand and cement screed, incorporating comprehensive thermal insulation preparation to maximise the efficiency and performance of the heating system. Across the lower floors, we installed approximately 450m² of underfloor heating using our proven tacker pin system, with the pipework securely clipped directly to the insulation to provide a robust, accurate and efficient installation ready for screeding.
The property was heated via seven manifolds, carefully designed and zoned to ensure balanced heat distribution and individual control across the home’s multiple living areas.
